McCoy: I-70 to Wolcott. Proceed north approximately 21 miles to a point just past the town of McCoy. Turn left at the Colorado River Road (Eagle County Road 301) where signs indicate passage to Burns. Proceed approximately 1 mile to the sign at the ranch entrance for the Alpen Glow Ranch.
Description:
The property consists of 120 acres with the Colorado River running through the middle of it. It is surrounded on all sides by BLM lands. On the north side is a large bench overlooking the river which contains the improvements, and which is relatively flat grass and sage country. The river through this section is large and slow. The land on the south side of the river consists of large sandstone cliffs overlooking the river, which settle into several drainages filled with cottenwood trees, sage, juniper and pine trees. There are several canyonlike drainages on this side which decend to the river. The river bottomlands are filled with willows, abundant grasses, and soft blanks stepping to the river. While the south side of the river is inaccessable by road it is accessable by boat. There is apparently no complication involved with putting in a bridge from one side to the other, and other bridges in the area have cost between $80,000 to $100,000 to finish. The views up and down the river are very classic and pretty, with no neighbors in sight.
Access: Year round access by county road.
Improvement: One single family residence of approximately 4,400 square feet as represented by the Sellers (Square footage is approximate only and should be confirmed by any prospective purchaser and their agents of inspection), a ten stall barn with an enclosed inside training arena and attached office, loafing sheds, and outdoor riding arena (100'x200') and 4 fenced paddocks of approximately one-half acre each and additional pasture which is fenced. The house was built in the 1980's and has been added onto in 1997-8. It has 5 bedrooms, 3 & 3/4 baths with two master suites. The property has been used as a full service equestrian facility for both boarding and training.

Zoning: Resource, which in Eagle Country is the broadest based zoning. It allows for many uses by right and many more by petition. Basically it is an agricultural and rural zoning which allows for one residential unit and an additional caretakers residence along with any additional outbuildings.
Animals: This is a horse ranch/Equestrian facility and not a cattle ranch. There are 4 paddocks and 10 separate stalls currently, though you could add as amny outbuildings as you desired for horse operations. As far as the county is concerned you could have as many horses as you wanted and they sort of define the number as 1 horse per acre. There is no prohibition against cattle or any other agriculture.
Crops: None, though there has been some limited grass and alfalfa production in the past.
Utilities: Power and Phone are in. There is no natural gas in that area though there is a 1,000 pound buried propane tank already installed and used for gas.
Water: Water to the improvements is by existing well. Sewer is septic system. Water rights do exist as well, to the amount of .25 cfs from the Colorado River.
Minerals: Sellers have no mineral rights to transfer.
Permits/Leases: None
Recreation: With the Colorado River running through the property, immediate access to river recreation is a huge plus. Fishing and boating are of course primary recreational opportunities. In addition the area supports great hunting, horseback activities, skiing, 4-wheeling, mountain biking, hiking and camping. Located approximately 1/2 way between Steamboat Springs and Vail, and surrounded by BLM lands, this land is perfect for the Rocky Mountain outdoor recreation of your choice.
Distances: 45 minutes to either Vail or Steamboat Springs, and only about 35 minutes to Beaver Creek. The Eagle County airport is located about 40 minutes away and Denver International Airport is an easy 2.5 hours to the east on Interstate 70.
Comments: The property is currently an operating horse boarding and training facility, which is large enough and expandable enough to continue as an equestrian business, or small enough to operate as a personal horse and recreational ranch. It is UNIQUE in the area because of the prsence of the Colorado River on the property and the fact that it is completely surrounded by BLM land. In the past years there have been very few River properties available in the area because there is just not much private land on rivers in Eagle County. The property also presents additional opportunity because of its size and location; it could be divided legally so that another house or two could be built if desired.
